FOR SALE // NEW TIC COMMUNITY // 3942-3946 1/2 Marathon St // Virgil Village // $639,000-$799,000

Ascending the crest of Marathon, a few doors up from Sqirl and all the other great Virgil Village eateries and shops, this 1920’s Spanish 6-home community sits boasting impressive and sweeping views from the west to Griffith Observatory and the Hollywood Hills. Consisting of two structures: a front 4-plex and a back duplex, all units radiate sunlight from the plethora of windows and unobstructed views. These homes not only radiate sunlight, they radiate 1920’s charm and character. And most come with private outdoor patios and yards. That’s right: a private yard, not shared – just for you. The larger units feature original built-ins, such as the original swoon-worthy 1920’s office built-ins, which will make you want to work the night away. But try to get your work done before the sunset hour: the unobstructed westerly views from these rooms will make for some unmissable sunsets. Glass doors were strategically added to extend this magic hour into the living and dining rooms. Hot dang. There are so many special features in each home here. For example, upstairs in the large 3 bed, 2 bath home, once the sun has set you’ll want to cozy up in the den, watch some Netflix and unwind from your busy day. And when you wake up, you can enjoy the sunrise with a cup of coffee from your balcony. On the weekends, stroll down to your private enclosed yard, and spend some time gardening. Or have some friends over and entertain under the stars. You get the point, these homes are special. All homes feature AC & heat, 1-assigned parking spot, laundry in-unit, appliances included (dishwasher, stove and fridge).

ABOUT THE RENTAL GIRL & HOW WE GOT INVOLVED WITH TENANTS IN COMMON
(TIC):

The Rental Girl (therentalgirl.com) is a full-service Real Estate brokerage specializing in residential leasing and sales. We have been serving renters and landlords since 2004. We work with thousands of Los Angeles renters each year, and many of these renters are qualified to buy, but can’t afford or find a home in a neighborhood they want to live. In 2016, a client of ours introduced us to TIC ownership and we saw immediately how many renters and entry-level buyers in LA could benefit from a TIC market here. We met with Sterling Bank, who was working actively to pioneer a TIC market in LA, and other San Francisco vendors. And so began our research on TICs. Since then, we have helped bring many TIC units to the market, and we have many new TIC communities coming soon. With every new TIC building that hits the market, more renters, landlords and realtors are discovering TIC sales and the TIC movement is growing rapidly. We love to share our accumulated knowledge and support our real estate colleagues, landlords and renters and the TIC community.
